新政令楼市量跌价涨 专家称房价仍有上涨可能

近段时间以来,受到楼市新政影响,各地房地产市场成交量出现环比下降,但是房价却没有随之下滑。统计局数据显示,4月份70大中城市仍有67个城市房价出现上涨。那么,这种“量跌价涨”的状态将持续多久?对此,业内多认为5、6月份楼市还将经历一个较为平稳的过渡期,同时,也不排除市场出现大幅波动或房价上涨的可能。

(ECNS) -- Although the majority of cities in China saw higher prices and slumping transactions in the property market last month, experts agree that home prices may soar in the next two to three months.

Wang Juelin, former deputy director of the Policy Research Center at the Ministry of Housing and Urban-Rural Development, said home prices in cities have been rising, but at a slower pace. Most people are now choosing to wait and see after rushing to buy before the new round of measures in March, he added.

He said despite the slumping transactions in the property market, prices are still rising. "And the possibility of big changes in the market cannot be excluded," he added.

Wang Yukai, a professor of administrative research at the Chinese Academy of Governance, said home prices may continue to rise, citing the strong demands coming from urbanization.

Wang said curbing measures will not last long.

Zhang Xu, from Homelink Real Estate, said with strong demands in the property market, developers may raise prices to ensure profit.
