Home prices in Beijing won’t rise in short term

Beijing (Ecns) -- The decline in housing transactions in Beijing will bring more pressures to real estate developers, and housing prices in Beijing will not increase in the next three months, according to Zhang Dawei, an analyst at Centaline Property Agency on Sunday.

Property sales have dropped dramatically in the city, according to the Beijing Municipal Commission of Housing and Urban-Rural Development.

A total of 4,302 new apartments were sold and signed online in the first two weeks of April, according to figures released by the commission.

Daily sales volume for new housing was 331,a 49 percent decline from the same period last year. The decline comes after new regulations were announced, to be implemented this year.

According to new regulations, pricing for new houses should not be higher than previously sold houses on the same premises built by the developer, nor should it be higher than the price of same-quality commercial buildings in surrounding areas.

Sales of secondhand homes in Beijing have also decreased dramatically following the latest detailed rules and regulations released by Beijing to control the property market.

Daily sales volume of secondhand homes dropped by 86 percent in the same period.
