Second-hand homes registered online set new record  

统计显示,北京二手住宅网签量创34个月来新高

房地产“国五条”细则出台后,增加了二手房交易成本,导致市场出现“抢搭政策末班车”的恐慌现象。据北京住建委网站公布的网签数据统计显示,今年3月1日至今,北京全市二手住宅网签总量已达2.4万套,创下了近34个月来的月度成交量新高。

Beijing (ECNS) -- Beijing's second-hand houses registered online since March 1 reached nearly 24,000 units, setting a new record for monthly trading in 34 months, local authority's statistics showed on Sunday.

The State Council set new policies on March 1 to control the property market. Home sellers will now be levied an income tax of 20 percent on the profit they make on a transaction. Before the new rules, the income tax was 1 to 2 percent of the sale price.

To avoid the 20 percent tax, the housing market saw a surge in online registrations.

According to statistics from the Beijing Municipality Commission of Houses and Urban-Rural Development, in the first half of March, second-hand houses registered online reached 23,779 units in Beijing.

After the latest moves by the State Council, second-hand house transactions saw a sharp increase not only in the capital but also in other cities.

Between March 4 and March 10, second-hand house transactions in Beijing, Shanghai, Guangzhou, Shenzhen, Tianjin and Chengdu reached 3.01 million square meters, a year-on-year increase of approximately 71 percent. It's a new weekly record since 2012, according to information from the Centaline Group.

Zhang Dawei, market researcher from the Centaline Property Agency, said that second-hand housing prices in Beijing has gradually stabilized. The phenomena of residents rushing to make online registrations before the tax policy takes effect is also expected to slow down and enter a "frozen period" in April and May.
